After spending time learning about the different types of commercial investment property and determining whether you prefer a retail, office or industrial property, you will know what type of investment property you want to purchase. It’s time now for the fun part – actually finding your commercial investment property!
There are a number of places you can look when hunting for a commercial property that will meet all of your criteria.
Internet – The internet is worthwhile as a first point of reference because you can quickly and easily source the availability of commercial property you are looking for, within the price range you are willing to pay and the location you have decided upon. You can narrow down your search with little or no time lost.
Commercial Property Agents – You will also come up with a list of commercial property agents that you can contact. Bear in mind that residential property agents may not be familiar with commercial property, so it’s probably preferable to discuss your needs with a commercial agent to ensure you get sound advice. They can also act as your negotiator to help achieve a realistic price on the property you wish to purchase. The agent’s job is to work for the seller, but all agents know full well – no sale, no commission!
Until you become more experienced in commercial property investment, it may also be a good idea to have a go between (such as a commercial agent) act as your negotiator in purchasing the property.
Newspapers – Another place you might want to look is in the newspapers. A commercial property that’s been advertised privately by the owner is usually worth considering.

Kudzu is another food source that deer will latch onto until the first frost kills it off. Kudzu is a vine-like plant that is a member of the legume family.

To avoid detection by the deer, hang your tree stand 20 to 25 feet up in a tree. Not only are you out of sight, your scent is less detectable. The use of ‘deer scents’ can help disguise your human scent long enough to give you a shot.

Scout out your hunting area early in the year to avoid detection by the deer during hunting season. Once a deer smells a human then they will change their patterns. Some archery hunters have found that the morning hours are the best times for success.

Deer Cover Scent – Using Scents in Whitetail Deer Hunting

Hunting whitetails involves alot of planning and scent control is one of the most important.  There are many types of scent control available.  Two common types is scent eliminator and cover scents.  Using these products will greatly increase the odds of harvesting an awesome buck.

Human scent eliminators are very popular and they work.  Scent eliminators include laundry detergents, hair and body shampoos, deodorant, spray on and even some clothing that incorporate scent control into the fabric.  The best way to control human scent is to use all of these products.  Wash the hunting clothes the night before in a scent eliminating laundry detergent and hang them alone so that no other scents come in contact with them.  The morning of hunt, take a shower.  Use scent eliminating shampoo, soap and deodorant.  Lady hunters should keep in mind that it is a hunting trip and not a beauty contest so little or no makeup is a must unless it is certified scent free.  Hairspray tends to elicit alarm snorts from deer in all directions in a short period of time so do not use it.  Get into the hunting clothes carefully to keep from getting other scents from the house on them.  Once at the hunting property, get out of the vehicle and spray from head to toe with a good scent eliminating spray.  Be sure to spray the boots well so the path to the hunting area will not be laced with human scent. Cover scents may include buck, raccoon or fox urine, pine scented scent covers and others.  Buck urine may even lure in a curious buck earlier in the season.  Placing scents along a trail may get deer to stop walking briefly to investigate giving a bow hunter plenty of time to shoot.  There are also the rut scents which should be used during the rut.  Doe in rut urine is a very common scent and may attract big bucks if used correctly.  However, if misused it may drive bucks away.  Natural scents like pine scent help to overpower human scent if scent eliminator is also used.  It is very good to use cover scents after implementing all of the scent eliminator products in a hunt.  The less human scent the better.

Using scent covers are very effective in deer hunting.  Deer rely heavily on the sense of smell to detect danger.  Although always wary, bucks are more relaxed if there is no sign of human intrusion.  Scent eliminators and cover scents help to achieve this goal. Deer Cover Scent

Profiting From Your Recreational Property

Buying rural real estate presents a lot of challenges to the investor. The dynamics are so different that you may have to apply several principles – some of them outside routine or traditional investment practices to be able to get the best of returns.

Buying land in the rural area will require that you determine so many things in advance. Principal among them is the purpose for which you are buying the land or property. For example if you are buying land for development into a ranch, plantation or equestrian uses, you will have to deal a different set of considerations. An equestrian property will require a well drained, flat and slightly wooded property. A ranch will need a flat land with access to water sources. If you are buying for the purposes of recreation, you will need to consider the aesthetics of the place. Hikers will need a forest area or a mountainous region with lots of trails. So each purpose will determine what you will have to go for.

The regulations in force will determine what use you can put your land. If you wanted to get a hunting property developed, you will need to know the zoning regulations. Though some area will allow forestation and timber properties not all will allow hunting. The wildlife department will let you know what rules apply. If you intend to put up a ranch, you should consider the auxiliary uses of the building. Some states will not allow a combination of agricultural and residential properties in combination in certain areas.

Buying land for crop farming or vineyard poses a special challenge. You will need great expertise to determine the suitability of the soil and its ability to sustain the crop for the number of years you want to hold onto the land. This will ensure that you both get a good yield and at the same time be able to reduce waste that can occur.

Buying rural property to set up ranches will require that you do feasibility studies concerning the surrounding land. Will there be enough water to feed the livestock? Is the land prone to flooding? Will you have enough pasture or hay for the animals?

Hunting grounds require a careful assessment of the game. You will need to keep track of the types of animals and their estimated population. You would not want to have entire herds been wiped out. You would want to know how many there are any given time so you can be able to take corrective action if their population is dwindling.

There are three main kinds of experts that you will be working with in your rural estate investment. After the sale procedures and you becoming the owner of the land or property, you will need soil scientist or soil expert to be able to get the maximum yield on your crops. Be it vineyard, corn farm or a simple orchard, you will need to maximize the crop yield and forestall any thing that can result in a bad harvest. The one to prevent all these will be soil scientist who with the right instruments and measurement can determine what is happening to the soil and tale corrective action.

The wildlife expert will help control the population of your wildlife and its habitat. The animals are heavily dependent on their surroundings. The least change that occurs there can affect their sustained presence in the property. Your wildlife experts will study the populations of the various animals and ascertain what is happening to them. He will be monitoring the environment and putting in corrective measure to ensure their survival.

The last expert will be the recreational services support assistant. This person will provide all that you need to make the place welcoming. He will be able to make the visitors feel at home and want to use the investor’s property during the next vacation. The person is both an expert in tourism and rural property management.
